Planning Rules

In England, planning permission is required if the new building:

  • Is more than 1 storey
  • Has eaves height higher than 2.5 metres
  • For a dual pitched roof, the overall height is more than 4 metres
  • For other roof types such as flat or pent, the overall height is more than 3 metres
  • If the building is within 2 metres of a boundary: borders and fences of your home, and the building overall height is more than 2.5 metres
  • If all outside buildings in total take up more than 50% of all land outside the house. If an existing building takes 20% of the land, any additional building cannot be more than 30%.
